September, erl\u00e4uterten Alessandro Nacci, CEO von Sofia Locks, und Marco Grillo, Gr\u00fcnder und CEO von AbitareIn, bei einem Vortrag von Il Quotidiano Immobiliare die Rolle der Innovation f\u00fcr flexibles Wohnen. <\/p>\n\n<p class=\"wp-block-paragraph\">Auf der Veranstaltung wurde der Wohnungsmarkt analysiert, der in den letzten Jahren in den Blickpunkt der Investoren ger\u00fcckt ist. Die Aktivit\u00e4ten von Investoren nehmen hier deutlich zu, wobei diese sich auf die Dynamik, die Organisation des Marktes und die Ver\u00e4nderung des Wohnkonzepts konzentrieren. Eine Revolution des Wohnens ist im Gange, bei der Flexibilit\u00e4t, Innovation und Technologie eine entscheidende Rolle f\u00fcr die Erf\u00fcllung neuer Bed\u00fcrfnisse spielen. <\/p>\n\n<p class=\"wp-block-paragraph\">Der Begriff des flexiblen Wohnens ist sehr weit gefasst, wie Marco Grillo feststellt, und kann mehrere Aspekte umfassen.  <a href=\"https:\/\/www.abitareinspa.com\/it\/\" target=\"_blank\" aria-label=\"AbitareIn (opens in a new tab)\" rel=\"noreferrer noopener\" class=\"ek-link\">AbitareIn<\/a> hat sich auf die Anpassungsphase konzentriert und in die Digitalisierung dieses Prozesses f\u00fcr h\u00f6chste Flexibilit\u00e4t investiert. &#8222;Deshalb haben wir an den klassischen Prozessen des Bautr\u00e4gers gearbeitet, vom Entwurf bis zur Realisierung, und in diesem Monat haben wir als Weltneuheit ein Webtool namens Home Configurator eingef\u00fchrt, mit dem alle Kunden ihre Wohnung bequem von zu Hause aus gestalten k\u00f6nnen&#8220;, sagt Marco Grillo. <\/p>\n\n<p class=\"wp-block-paragraph\">Wer heute ein Haus kauft, kann es durch bauliche Ver\u00e4nderungen an seine W\u00fcnsche anpassen. AbitareIn hat die m\u00f6glichen Optionen im Voraus erfasst, um eine maximale Anpassung zu gew\u00e4hrleisten, ein Prozess, der unendlich oft wiederholt werden kann, bis der Kunde das f\u00fcr ihn zufriedenstellende Ergebnis gefunden hat und einen Knopf dr\u00fcckt: Dann wird seine Konfiguration in ein Ausf\u00fchrungsprojekt \u00fcbersetzt (das im Voraus entworfen wurde) und als BIM-Datensatz an das ausf\u00fchrende Unternehmen \u00fcbermittelt. <\/p>\n\n<p class=\"wp-block-paragraph\">Die Einf\u00fchrung der Digitalisierung geht Hand in Hand mit dem Wunsch, Werkzeuge bereitzustellen, die ein flexibles Geb\u00e4udemanagement unter verschiedenen Gesichtspunkten erm\u00f6glichen, wie Alessandro Nacci erkl\u00e4rte. Technologiel\u00f6sungen m\u00fcssen gebrauchsfertige R\u00e4ume erm\u00f6glichen, um auch kurzfristigen Wohnbedarf zu decken, der keine langfristige Bindung der Mieter erfordert. Diese L\u00f6sungen sind darauf ausgelegt, diese Prozesse ordnungsgem\u00e4\u00df zu verwalten, unter anderem durch den Einsatz von cloudnativen Softwarel\u00f6sungen, die eine maximale Integration mit Softwareplattformen von Drittanbietern zu den geringstm\u00f6glichen Kosten erm\u00f6glichen. Ein konkretes Beispiel ist <a href=\"https:\/\/www.abitareinspa.com\/it\/press\/abitare-in-lancia-una-nuova-linea-di-business-ed-entra-nel-mondo-degli-affitti-con-homizy\/\" target=\"_blank\" aria-label=\"Homizy (opens in a new tab)\" rel=\"noreferrer noopener\" class=\"ek-link\">Homizy<\/a>, eine Abteilung von AbitareIn, die sich auf den Bau und die Entwicklung von Immobilien spezialisiert hat, die im Rahmen des gemeinsamen Wohnens vermietet werden und auf junge Arbeitnehmer abzielen. Dabei wird eine App mit integriertem Zutrittskontrollsystem von Sofia Locks und Luckey, der Verwaltungssoftware von Sofia Locks, eingesetzt, um die Sicherheit der Geb\u00e4ude zu erh\u00f6hen und neue Gesch\u00e4ftsm\u00f6glichkeiten zu schaffen: Dank dieser Softwarel\u00f6sung ist es n\u00e4mlich m\u00f6glich, R\u00e4ume mit L\u00f6sungen zu verwalten, die f\u00fcr die Verwaltung von Gemeinschaftsbereichen konzipiert sind, um die Verwaltung der Geb\u00e4ude zu erleichtern und gleichzeitig erhebliche IKT-Einsparungen zu gew\u00e4hrleisten. Marco erkl\u00e4rt, dass Homizy eine &#8222;Antwort auf die Nachfrage derjenigen sein soll, die gerade erst eine Besch\u00e4ftigung begonnen haben, eventuell sogar mit befristeten Vertr\u00e4gen, und die eine ordentliche und angenehme Wohnl\u00f6sung brauchen, die gleichzeitig Beziehungen f\u00f6rdern kann und die vor allem bezahlbar ist. Gemeinsame R\u00e4ume sind Orte, an denen Beziehungen gelebt werden, an denen sie wachsen, nicht nur pers\u00f6nlich, sondern auch beruflich [&#8230;]. Es ist definitiv eine neue Art zu leben. Die Nachfrage ist gro\u00df, und die ersten 600 Zimmer in zwei Geb\u00e4uden in den Vierteln Citt\u00e0 Studi, Ortica und Lambrate werden bis Ende 2023 zur Verf\u00fcgung stehen. Es ist eine absolute Neuheit [&#8230;] und wir glauben, dass es eine gro\u00dfe Nachfrage nach dieser lebendigen Wohnform gibt.&#8220;<\/p>\n\n<p class=\"wp-block-paragraph\">Ein Element, das zunehmend an Bedeutung gewinnt, ist die Koexistenz von physischer und digitaler Interaktion mit Geb\u00e4uden und insbesondere mit der im Geb\u00e4ude lebenden Gemeinschaft. Die Konzeption und Verwirklichung dieser Art von R\u00e4umen erfordert daher Fachwissen bei der Gestaltung eines integrierten Nutzererlebnisses. Es ist von entscheidender Bedeutung, sich bereits in einem fr\u00fchen Stadium der Planung mit digitalen Fragen zu befassen, da die innovativsten Aspekte aus der Zusammenarbeit und dem Austausch von Ideen entstehen. Auf diese Weise kann die Beziehung zwischen Raum und Person flie\u00dfend gestaltet werden, und die Zutrittskontrolle f\u00f6rdert diese Konvergenz, indem sie die Interaktion zwischen Smartphones, R\u00e4umen und Ressourcen erm\u00f6glicht. <\/p>\n\n<p class=\"wp-block-paragraph\">&#8222;Das ist sicherlich ein interessantes Szenario&#8220;, antwortet Marco auf die Frage nach den fehlenden generations\u00fcbergreifenden Beziehungen, da sich die L\u00f6sung vor allem an junge Menschen richtet und der neuen Art zu leben. &#8222;Was wir uns vorstellen, sind H\u00e4user, die sich immer mehr spezialisieren, mit ihren eigenen starken Merkmalen f\u00fcr bestimmte Zwecke. Ich denke, dass das System Familien und Menschen dabei unterst\u00fctzen muss, von einer Wohnung in eine andere umzuziehen, anstatt die einzelne Wohnung v\u00f6llig flexibel zu gestalten [&#8230;]. Ich denke aber auch, dass wir vorsichtig sein m\u00fcssen, wenn wir \u00fcber die M\u00f6glichkeit nachdenken, das Haus nur zu vermieten, weil dies zu Instabilit\u00e4t f\u00fcr Familien f\u00fchrt und sie einschr\u00e4nkt, unabh\u00e4ngig von der makro- oder mikro\u00f6konomischen Situation ein Dach \u00fcber dem Kopf zu haben.
