It is a transition that requires value to flow along the entire chain.

A. La Fauci: At MIPIM, we will show how OE starts with technology, and even before that, with the understanding of technology. What is meant by terms like “platform” and “integrated technology”?
A. Nacci: Exactly. It’s Operational Excellence, and it requires a solid technological base: a platform designed for integration. This means bridging various ecosystem services — such as Identity Management (SSO), Building Management Systems (BMS), and tenant apps, which are some essential services for ensuring that spaces—both physical and virtual—remain secure, operational, and welcoming.
Follow me here: this is the only way to create a system that guarantees security and efficiency, from the capital investor all the way to the end user. This is how the service-centric model creates greater value—true value—in today’s market.
From Theory to Practice: Intelligent Operations
A. La Fauci: Let’s look at some practical examples: a relevant aspect of our strategy is the use of AI and automation for what you call “workforce orchestration.” How does the life of a Facility Manager change?
A. Nacci: It changes radically. Take an Integrated Facility Management (IFM) model, which is used to eliminate the redundancies that plague large portfolios.
Thanks to integrated systems and predictive maintenance—alert systems that signal events relevant to the infrastructure’s operation—we can prevent the majority of potential failures. Or think about staff management: if the building detects low occupancy on a floor, the system can redirect cleaning teams to where they are most needed. We no longer follow static schedules, but real demand. This allows for scaling from 10 to 100 buildings while maintaining the same brand quality. It is the necessary ecosystem to allow AI to be more than just a trend, but a tool in the hands of increasingly capable Facility Managers.
In a Grade A office or a high-end smart home, the goal is the certainty that everything works exactly as it should. Seamlessly.
The Lock as an Enabler of ReaaS
A. La Fauci: In marketing, we often tend to view access control purely as a security matter. However, you claim that in the Real Estate as a Service (ReaaS) model, the lock is a “service enabler.”
A. Nacci: Absolutely. The digital lock is no longer a barrier, but a portal. It enables on-demand access for logistics, self-service for users, and independent management for tenants.
Every time we digitize a perimeter with the Luckey platform, we achieve a double victory: we simplify operations and, simultaneously, increase security by eliminating risks linked to physical keys, unresponsive management models, the absence of remote control, and so on.
