The residential market has undergone profound changes in recent years, the concept of “home” has evolved to meet the changing needs of users, and new business models have established themselves. People want to live a unique experience, event when at home. The house is no longer considered a safe-heaven asset, but an experience one, aimed at as-a-service logic. The property has therefore gone into the background to give space to services, which take on more and more value thanks to technology as an element of go-to-market and enabling management tool for these new scenarios. <\/p>\n\n

Technological solutions have therefore become the key element, as they have allowed to embrace new flexible business models, as stated Luisa Crupi, Chief Operating Officer of Abitare Co<\/a>, an important company operating in the Italian real estate market, specialized in the segment of new residential buildings, operating mainly in the city of Milan.<\/p>\n\n

Many are the advantages achievable through smart solutions, not only from the managerial point of view, but also from the one of the final customer. Luisa Crupi gave us a complete overview of the changes that have occurred, in order to make us understand how the market works, the evolution of customers and the market offer. All this is fundamental to design scalable and modular systems, able to respond to the new needs that have emerged.<\/p>\n\n

Il digitale diventa quindi lo strumento principale di go-to-market, permettendo alle aziende della filiera real estate di abbracciare sia i cambiamenti esterni, dal punto di vista delle costruzioni, sia quelli interni, dal punto di vista della gestione dell\u2019edificio. Anche Abitare Co ha abbracciato la rivoluzione digitale virtualizzando i processi e le aree operative del business<\/a>, come affermato dalla COO: \u201cSiamo partiti dalle singole divisioni per industrializzare tutti i processi, e infine\u00a0 arrivare al consumatore finale, all\u2019acquirente o all\u2019investitore, attraverso piattaforme digitali per l\u2019acquisto della casa. In questo modo l\u2019utente pu\u00f2 avere tutte le informazioni necessarie, come la storia e le metodologie di costruzione dell\u2019immobile o gli elementi della casa, fino ad arrivare alla prenotazione e l\u2019acquisto online, in modo digitale<\/em>\u201d. La spinta alla digitalizzazione \u00e8 stata accelerata nel corso degli ultimi anni; questa necessit\u00e0 \u00e8 infatti sorta in seguito al cambiamento degli attori di mercato, prima i clienti operavano principalmente nel mercato B2B, erano costruttori e inventori, mentre ora sono i fondi immobiliari, le SGR e gli investitori internazionali, che hanno bisogno di confrontarsi con un mercato totalmente diverso.\u00a0<\/p>\n\n

Il fondo diventa dunque il cliente e incentiva l\u2019affermazione di nuove soluzioni residenziali, flessibili e modulari, come il co-living<\/a>. Interi edifici vengono destinati alla locazione e la consulenza diventa fondamentale, in quanto permette di comprendere i vari aspetti della propriet\u00e0 e i need dei clienti.
