In this interview, Luis Ce\u00f1al shares the pillars and evolution of ADORAS Atelier Arquitectura that have led the entity to participate in outstanding Flex Living projects. In addition, Luis analyzes the current challenges in the architecture industry and explores the impact of new trends that are shaping the future of the residential sector.<\/p>\n\n\n\n

How was your first contact with Adoras?<\/strong><\/strong><\/h3>\n\n\n\n

When I finished my architecture degree I found a sector really damaged by the economic crisis, so I decided, like many others, to try my luck abroad. So I ended up working as an architect for eight years in London doing large residential projects for renowned firms such as BPTW or Belsize Architects. It is in 2019 when on a visit to Alicante I meet the atelier of ADORAS arquitectura. It was a pleasant surprise, because I found a young studio, but with the organizational structure that I was used to in London and at the same time working on large projects such as Masterplans for foreign funds. The final push that led me to decide to change my life and return to Spain to bet on ADORAS was that at that time the studio was working on an ambitious project to generate a Flex Living product model<\/strong> together with Kronos Real Estate<\/a>.<\/p>\n\n\n\n

After five years working as Deputy Director and head of Flex Living, how would you describe the evolution of ADORAS?<\/strong><\/h3>\n\n\n\n

I believe that in these years we have been creating something new that did not exist in Spain at that time, but that responded to an important social need: a professionalized rental housing chain<\/strong>. 2019 was like the starting pistol for this great Built to Rent race among a multitude of players, and among all of them were us and Kronos creating something from scratch.<\/p>\n\n\n\n

We started helping Kronos in the search for an investment fund. To this end, we created a product model that would end up being STAY<\/a>. This concept was born from the references to colivings that I had studied during my time in London, and from the analysis of the major transatlantic shipping lines and even the Japanese metabolist movement. With all this we created a modular and open system with enough flexibility to integrate a typological diversity that responds to the social mixticity existing<\/strong> in our cities. To capture the background, we even built a show apartment in an industrial building that included even the community corridor or parts of the fa\u00e7ade.<\/p>\n\n\n\n

The next step was to set up several STAY Flex Living simultaneously in different parts of Spain, where ADORAS, as creators of the product model, coordinated all the local agents. The result is that in 2023 STAY is positioned as the second dominant BtR platform in Spain according to Atlas RE Analytics Research<\/a>.<\/p>\n\n\n\n

In recent years, what are the main changes or new trends that, in your opinion, have most marked the architecture industry in the Flex Living sector?<\/strong><\/h3>\n\n\n\n

In this case I would like to talk about a worrisome change, which is the Housing Law<\/strong>. This law puts ceilings on rental prices and lowers the requirements for consideration as a large tenant. It exacerbates a situation where affordable housing is needed, as it will lead to a reduction in supply and thus a rise in prices. These market intervention measures may scare away investment funds that are unlikely to make the numbers. We have already faced operations in Catalonia with these premises that make the operation very difficult.<\/p>\n\n\n\n

One of your main objectives is to be able to create what you call “eutopic neighborhoods”, how does this translate?<\/strong><\/h3>\n\n\n\n

In our vision of urbanism there are no utopias. We don’t even like that word, which literally means “non-place”; nor its connotations, always projected in an ideal and unrealizable future. For us there are only eutopias, literally “good places”, and it is no use projecting them into the future. The time is now.<\/p>\n\n\n\n

We want to build happy, diverse, livable, identitary and sustainable neighborhoods. Places that are good for those who live there and good for the planet. We want to break with the social concept of “good neighborhood” and change it for “good neighborhood”, more qualitative and transversal<\/strong> and, of course, independent of its socioeconomic conditions.<\/p>\n\n\n\n

To this end, ADORAS advocates increasing the density of neighborhoods<\/strong>. This improves the environment by not spreading like oil stains. Density makes quality public space possible and makes the development investment necessary to generate these neighborhoods with the required environmental criteria economically sustainable. One example is the Masterplan we have developed at Allonbay.<\/p>\n\n\n\n

We seek a green and mixed density, that is to say, one that favors social mixticity by incorporating a balanced distribution of commerce, amenities, green infrastructure and different housing typologies.<\/p>\n\n\n\n

Mixticity, emotion and future are your pillars. What role does technology play in this context?<\/strong><\/strong><\/h3>\n\n\n\n

Technology plays an important role in the user experience. In Flex living projects we find a smart locking system that allows the user to access their home by card or key fob<\/a>, reserve the rooms<\/a> of the amenities by cell phone and make a data dump<\/a> that facilitates the management of the property to the manager. On the other hand, we have smart meters, with which the user is able to know their consumption through a mobile app. This simple fact reduces these expenses by making a more efficient use of each one’s needs.<\/p>\n\n\n\n

In addition, on the developer’s side, we carry out the projects in BIM in such a way that we are able to produce a digital twin that facilitates the management of the asset.<\/p>\n\n\n\n

How does ADORAS encourage interdisciplinary collaboration and community participation in projects?<\/strong><\/h3>\n\n\n\n

Whenever we start a new project, the first thing we do is to study the site, since each project is different and unique, but we also listen to the public<\/strong>. For example, in Alcal\u00e1 de Henares we have developed both the Parque de Andaluc\u00eda and the entire Eje Verde Norte. In this type of project it is essential to meet with the citizens, since they are the ones who will enjoy the park, and their opinions largely define the design.<\/p>\n\n\n\n

In private development projects it is important to understand your client, whether it is the investment fund, the developer, or the person who is going to buy the property. And to respond to all of them we have an interdisciplinary studio with an atelier philosophy.<\/p>\n\n\n\n

We are developing an Ecovillage in El Verger, in the heart of the province of Alicante, and for the development of this 700-unit Masterplan we have made both hand-drawn models and drawings as well as AI-generated images. We have studied in detail the landscaping of the common areas with our landscapers, as well as defined the architectural details to achieve the environmental certifications required by the funds with the studies carried out by our technical architects. In the end, interdisciplinary work enriches the project.<\/p>\n\n\n\n

What are your future projects in Flex Living?<\/strong><\/h3>\n\n\n\n

We continue to work on the STAY developments in different parts of Spain<\/strong>, which will lead us to reach more than 2,500 units. In Madrid we are in Cuatro Vientos, Berrocales and Alcal\u00e1 de Henares, and in Catalonia we are in St. Pere de Rives. Specifically, in Cuatro Vientos, we are building an entire neighborhood with four blocks and 531 units. At this scale we are already introducing movie theaters, cafeterias, playgrounds or even jogging tracks among the different amenities.<\/p>\n\n\n\n

In addition to this, from ADORAS we are advising other developers that are studying portfolios of land with a Flex Living approach throughout Spain<\/strong>. For example, we have recently started the Execution Project of another Built to Rent in Valencia of 177 units, and we are already landing in other locations in Spain.<\/p>\n\n\n\n
