This agreement transformed higher education in Europe, facilitating student mobility and the comparability of educational systems, which boosted demand for specialized accommodations. Since then, and despite the economic crisis of 2008, the sector has <strong>continued to grow<\/strong>, consolidating its position as a vital component of the continent&#8217;s educational infrastructure.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The boom in this sector is due to factors such as an increasing student population, changing student expectations, a focus on enhancing their experience, real estate investment, urbanization, traditional housing challenges and the influence of technology. All of these features have contributed to making modern student residences a preferred option for many students.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>International Attraction and Demand Challenges<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Europe attracts not only its own students, but also many non-European students. The English language programs, the high quality of education and, in many cases, the affordable prices offered, are key factors that capture the interest of young people from all over the world. In addition, as the euro weakens against the U.S. dollar, studying in Europe becomes more attractive to young people from the United States, as well as those from Hong Kong and the Middle East, whose currencies are pegged to the U.S. dollar.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to UNESCO data, <strong>the international student body in Europe has grown by 56% in the last decade <\/strong>. Countries such as the United Kingdom, Germany, and France are the most popular destinations, attracting hundreds of thousands of students each year.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Insufficiency of Residences and Provision Rate<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Faced with this huge demand, which continues to grow every year, <strong>student residences are insufficient <\/strong>. According to a <a href=\"https:\/\/www.cbre.es\/insights\/viewpoints\/la-resiliencia-de-las-residencias-de-estudiantes-en-europa\" target=\"_blank\" rel=\"noreferrer noopener\">study conducted by CBRE<\/a>, the average European provision rate stood at 13% in 2022, which means that <strong>87% of the student body does not have access to a residence<\/strong>. This deficit represents a significant challenge for educational systems and local governments, which must find solutions to accommodate the growing student population.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In addition, many of the existing residences are of low quality or outdated. On average, the public student housing market represents 63% of total beds in Europe, indicating that a large part of the existing stock is in need of modernization to meet current standards.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Student Living Occupancy and Expansion<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">According to the  <a href=\"https:\/\/www.savills.com\/research_articles\/255800\/334907-0\" target=\"_blank\" rel=\"noreferrer noopener\">Savills latest Student Living report<\/a>,  <strong>average annual occupancy rates in Europe are high, between 95% and 98%.<\/strong>  Although new purpose-built student housing beds (PBSA) were delivered in 2022, it was not enough to meet the growing demand, especially in cities such as Lyon, Lille and Amsterdam.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The lack of adequate supply is not only a problem in terms of quantity, but also in terms of quality. Many new PBSA developments are focused on providing a holistic living experience, with modern amenities such as fitness centers, study rooms, and well-designed common areas, making them particularly attractive to international students who can afford to pay more for these facilities.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Initiatives and Future of the Student Living Sector<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Some cities are already taking steps to address this shortfall. For example, in Amsterdam and Berlin, policies are being developed to encourage the construction of new student residences through public-private partnerships. These initiatives include subsidies, tax reductions and the facilitation of building permits for student housing projects.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As a result, there is <strong>growing interest from private investors in the Student Living sector<\/strong>. Total investment in Europe reached \u20ac11.7 billion in the first three quarters of 2022, an increase of 130% compared to the same period in 2021. This increase demonstrates investors&#8217; confidence in the resilience and growth potential of the sector, even in times of economic uncertainty.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In summary, the Student Living sector in Europe has experienced steady and robust growth since the 2000s, driven by student mobility and international attraction. Despite the current challenges of insufficient supply and the need for modernization, demand remains strong, presenting both opportunities and challenges for the future of student housing on the continent.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Proptech solutions for the Student Living sector<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Student housing prioritizes a wide range of amenities, such as study rooms, recreation areas, gyms and common areas.
