What to Expect After Summer 2024 

The European real estate market in 2024 is preparing for significant developments amid a backdrop of economic, geopolitical, and social changes. This year, the industry has been navigating till now in a landscape marked by elevated interest rates, geopolitical tensions, and shifting investor priorities. 

Economic Climate and Interest Rates 

European real estate professionals are gradually adapting to a new norm of higher interest rates. This period of adjustment has brought a level of clarity that has been missing in recent years. The anticipation is that, with more stable monetary policies, real estate markets will begin to see increased liquidity. However, optimism is tempered by the reality of the ongoing economic challenges, including the refinancing of a substantial amount of real estate debt. 

In line with these adjustments, in June 2024, the Governing Council of the European Central Bank released a statement on macroprudential policy to safeguard financial stability. This statement emphasizes the need to maintain current measures while supporting planned increases in capital buffers to reduce vulnerabilities and manage potential shocks. 

Geopolitical and Social Factors 

Geopolitical risks, particularly the ongoing war in Ukraine, continue to cast a shadow overinvestment decisions. Additionally, there is the uncertainty caused by the war in the Gaza Strip and how this could also impact European countries.  

Moreover, social issues such as housing affordability and demographic shifts are becoming increasingly important. These factors are influencing investor strategies, pushing them towards sectors like affordable housing, senior living, and student accommodation. Given that homes play a fundamental role in our lives, they must be adaptable throughout the different stages we go through. In this context, three key megatrends—aging, diversity, and flexibility—will shape the sector. These developments not only reflect the transformation of our society but also highlight the importance of adapting our homes to new realities and emerging needs. 

ESG as the pilar in Real Estate 

ESG (Environmental, Social, and Governance) is predicted to significantly impact real estate by 2050, with nine out of ten respondents to the Emerging Trends Europe survey affirming this. While the “E” has long been the predominant factor within the formula, the social aspect is increasingly gaining importance. Additionally, technology is emerging as a necessity and an integral part of operations. 

In this evolving landscape, the importance of access control becomes evident. Effective access control systems are crucial for achieving ESG goals, particularly in enhancing security and operational efficiency. They contribute to the social and governance aspects by ensuring safe and secure environments, thus supporting the broader ESG strategy. As technology becomes integral to real estate operations, advanced access control solutions are essential for maintaining the necessary security standards and adapting to new, sustainable real estate practices. 

Sectors to watch after summer 2024 

According to the latest annual report published by JLL, these are the sectors expected to stand out the most after the summer: 

  • Living Sectors: Driven by urbanization and demographic trends, housing demand will remain strong. 
  • Industrial and Logistics: Regionalization and local manufacturing will increase demand for facilities, especially in Europe. 
  • Retail: Poised for a comeback, with high-quality, well-located retail properties offering attractive returns. 

The European real estate market in 2024 is navigating a complex interplay of economic adjustments, geopolitical uncertainties, and evolving investor priorities. By focusing on long-term, sustainable strategies, the industry aims to overcome current challenges and capitalize on emerging opportunities. While 2024 is expected to be a year of cautious recovery, the full resurgence of the market is anticipated in 2025.
